Marjorie's message

The point of commonality between all of us is our human experience. We've all had our share of ups and downs, joys and sorrows. Whether you're going through the complexities of a divorce, wrestling with the end of a business partnership, or coping with the loss of a friend or family member, it's a hardship I know firsthand.

Life’s flames don't last forever, but they can help forge a stronger, more resilient, and optimistic you. So today, let's talk about the positive, transformative steps we can take to emerge from life's challenges, no matter how painful they might be.

Turning to the Things We Love

Through the ebb and flow of life, its high highs and low lows, I’ve found that joy still resides in the places and activities that speak to our souls. For me, that's stepping onto the yoga mat, moving my body and shifting dormant energy while consciously aware of the self.

Through what I call “moving meditation”, I can quiet the ruminating thoughts and reach a state of peace and calmness. As the saying goes, if you do not control your thoughts, they will control your life. This is where mindfulness comes into play. I will share with you The Tale of Two Wolves:

While yoga and meditation are my zen practices, I also enjoy the greenery of a golf course, where each swing becomes a symbolic act of moving forward. Every time the club hits the ball, the body releases frustration, disappointment, anger and other “negative” energy we accumulate in our day-to-day lives.

The same is true when I lift weights, the soreness of a hard workout has an incredible effect on my mind and spirit. It reveals that we are able to endure pain and become stronger. The effects on the body are just consequential to the internal transformation.

These practices or hobbies remind us that we can take action, claim our own joy, and create our own reality by writing the next chapter in our life stories.

The Power of Purr-therapy

Let's not forget the quiet heroes in our lives: our pets. My gorgeous cats are not just cute faces; they're my little bundles of joy that uplift me every day. It's a joy I know many of you share with your own furry family members. This bond, so rich yet so simple, fills our lives with uncomplicated happiness, proving that love can be a powerful antidote to pain.

The Healing Power of Nature

The beach, my sanctuary, serves as a reminder that life is abundant with new beginnings. Just as the waves kiss the shore and recede, our troubles too shall pass, making space for fresh starts.

A Note to My Clients and Friends

Your journey through challenges, whether they're unfolding in a courtroom or in the quiet of your heart, is a journey I respect deeply. I’m here for you, not only as your attorney but as a friend who understands the human struggles we all face. So when you find yourself in those dark chapters, remember to engage with the activities and people who bring you light. Those are the sparks that will ignite your path forward, toward a life even more fulfilling than you could have ever imagined.

Be encouraged, and always remember: Life’s most beautiful sunrises often follow its darkest nights.

With heartfelt warmth and positivity,

Warmly,

cat

The $10,000 Lesson: The Importance of Legal Review in Lease Agreements

Why You Need an Experienced Attorney to Draft Your Lease Agreement

Today, I'd like to share with you a cautionary tale that I think everyone can learn from, especially if you're a landlord, a tenant, or even just someone considering renting property. This story revolves around an apartment that commands a staggering $10,000 monthly rent, and the myriad issues that surfaced, all due to the lack of a well-crafted lease agreement.

The Tale of a Costly Oversight

I recently took on a case where a landlord rented out a luxurious apartment but chose not to consult an attorney for drafting the lease. Instead, they opted for a standard template found online. Now, the renter and the landlord are locked in a litigious battle that could have been avoided with some legal foresight. The renter was late on payments, and the landlord didn't know the specific statutory deadlines for serving a notice for failure to pay rent under Florida law. So, the landlord took action too late, missing the window for lawful eviction.

The Complexities of Florida Law

Florida law is incredibly nuanced when it comes to landlord-tenant relationships. Whether it's the intricacies involved in terminating a lease, or the specifics about notices for failure to pay rent, or even the protocol for claiming against a security deposit—each has a stipulated deadline and a method of delivery. A misstep can cost you time, money, and peace of mind.

The Dangers of Non-Legal Advisors

Moreover, hiring realtors who are not lawyers can be risky. They may be experts in real estate, but they are not trained in the legal complexities of lease agreements. One size doesn't fit all when it comes to legal contracts, and what worked for one property might be disastrous for another.

The Power of Addendums

A well-crafted lease is your best protection, but even then, life happens. I recommend always having addendums in place that address any foreseeable issues, such as early termination penalties. With a strong, attorney-reviewed lease, both parties have clear guidelines and can protect their interests effectively.

The Takeaway

You're not just leasing space; you're entering into a legal contract that can either protect you or become your worst nightmare. Don't cut corners—seek legal advice. As your attorney, I not only bring the expertise to help you navigate these tricky waters, but I also offer the compassion and understanding that come from years of experience in dealing with complex relationships, be they personal or professional.
